Spring AC Maintenance Checklist for Capital Region Homes

Capital Region summers can swing from mild June mornings to humid July afternoons in a hurry, and the worst time to discover a problem is the first 90-degree day. A little spring attention now keeps your system ready for the heat ahead.

Start Outside at the Condenser

Your outdoor condenser unit takes a beating over a Northeast winter. Before you run the system for the season, give it a once-over:

  • Clear leaves, sticks, grass clippings, and any winter debris from around the unit and from the fins.
  • Trim back shrubs and plantings so there is at least two feet of clearance on all sides for airflow.
  • Check that the unit sits level and that no settling over the winter has tilted it.
  • Gently rinse the exterior fins with a garden hose on low pressure, top to bottom, to clear pollen and dust.

If you spot bent fins, oily residue, or hear unusual noises on startup, those are signs to bring in help rather than push the unit harder.

Change the Filter and Check the Indoor Unit

A clogged filter is the most common reason an otherwise healthy system struggles. Restricted airflow makes the system work harder, raises your energy use, and can lead to frozen coils on humid days.

  • Replace or clean the air filter and note the size so you can keep spares on hand.
  • Check the indoor unit and surrounding ductwork for dust buildup or visible mold.
  • Inspect the condensate drain line and pan for standing water or clogs, which can cause water damage near the unit.
  • Look for any disconnected or crushed flex duct in the basement or crawlspace, common in our older Capital Region housing stock.

Test the Thermostat and System Response

Once the basics are clean, run a short test on a cooler day so you are not relying on the system during a heat wave for the first time.

  • Set the thermostat to cool and lower the target temperature a few degrees.
  • Confirm the outdoor unit kicks on and that air coming from the vents turns cold within a few minutes.
  • If you have a programmable or smart thermostat, refresh your seasonal schedule and replace the batteries.
  • Listen for short cycling, where the system rapidly turns on and off, which usually points to a deeper issue.
