Saratoga Springs · Same-Day Service · Booking Now
Licensed Saratoga Springs plumbers since 2006, offering same-day appointments Monday through Friday across 12866, the East Side, West Side, and downtown Broadway.
Local plumbing, done right
Saratoga Springs has one of the oldest housing stocks in the Capital Region — roughly 27 to 28 percent of homes were built before 1940 — and that age shows up first in the plumbing. In the East Side, West Side, Union Avenue, and Franklin Square historic districts, the Victorian and Colonial homes were originally piped in galvanized steel that rusts shut from the inside, choking pressure and tinting the water rusty. We repipe those houses in PEX or copper, replace tank and tankless water heaters, swap aging fixtures, and run gas lines for ranges, dryers, and generator hookups in National Grid’s territory.
There’s also a real lead-and-galvanized service-line story here that the city is actively working through. New York State’s Lead Service Line Inventory flags roughly 89 lead lines, 327 galvanized lines requiring replacement, and another 2,591 listed as unknown across ZIP 12866 — concentrated in the older core. We identify what’s feeding your house, document it against the city inventory, and replace lead or rusted-out galvanized service with new copper.
In the surrounding rural towns — Greenfield, Wilton, Milton, and out toward Malta — many homes are on private wells instead of city water, and that brings a separate set of needs: softeners, iron and manganese filtration, and whole-home treatment sized to your well, not a template.

Whole-house galvanized-to-PEX repipe on a pre-1940 Victorian in the East Side Historic District near Circular Street — the original rusted-out galvanized steel had dropped pressure at every upstairs fixture and tinted the hot water. We repiped through minimal wall and plaster access to protect the historic finishes, replaced the aging water heater, and pressure-tested every line.

Lead service-line replacement on an older home off Grand Avenue that the New York State inventory had flagged as lead. We confirmed the line material at the meter, replaced the lead service with new copper, and documented the swap against the city's Lead Service Line Inventory for the homeowner's records.

Private-well treatment build-out on a rural parcel in Greenfield off the city water grid — installed a water softener plus iron and manganese filtration to clear staining and odor after a water test, and tied in a new tankless water heater for the household.

Emergency burst-pipe repair on a West Side home near the Beekman Street Arts District after a January cold snap froze and split a copper line inside an exterior kitchen wall. We shut the water at the main, opened the wall to reach the rupture, replaced the failed section with PEX, and then insulated and air-sealed the cavity so that run wouldn't freeze again the next cold night.
From a quick repair to a full replacement, book online or call. We answer Monday through Friday and dispatch same-day across Saratoga Springs.

Good to know
We can find out. New York State’s Lead Service Line Inventory already flags roughly 89 lead, 327 galvanized-requiring-replacement, and 2,591 unknown service lines in ZIP 12866 — many in the older East Side, West Side, and downtown areas — and the city’s full inventory is on file at City Hall, 474 Broadway. We confirm the line material at your meter, and if it’s lead or rusted galvanized, we replace it with new copper and document it for your records.
Probably not if you’re on city water. Loughberry Lake supplies most of the city as treated surface water, there’s no published hardness number for it, and we won’t sell you a softener you don’t need. The real softener and iron-filtration market here is private wells in the surrounding towns — Greenfield, Wilton, Milton, and the Malta groundwater area — where iron and manganese are documented. We test your water before recommending anything.
In the pre-1940 homes that make up about a quarter of the city’s stock, low pressure and rusty water usually trace back to original galvanized-steel supply pipe that’s corroding shut from the inside. The fix is a whole-house repipe in PEX or copper. We can stage the work around historic plaster and finishes in the East Side, West Side, Union Avenue, and Franklin Square districts, and replace an aging water heater at the same time.
The pipes most at risk are the ones running through unheated space — exterior walls, crawlspaces, an attached garage, and along the rim of the basement. Insulate any exposed runs, seal the outside air leaks near the pipe, and during a hard cold snap let a faucet drip so water keeps moving. If you’re leaving town in January, keep the thermostat in the mid-50s or above, and make sure you know where your main shutoff is in case a line does let go.
If water is pooling on the floor during the spring thaw or after heavy rain, a sump pump is usually the right fix, and we’ll look at where the water is actually getting in before we recommend one. We set the pit and pump so it moves water away from the foundation, and for homes that flood when the power drops we can add a battery backup. If it turns out the water is coming from a failed pipe or a clogged floor drain instead of groundwater, we’ll tell you that rather than sell you a pump you don’t need.
