Local cooling, done right
Saratoga Springs has two very different kinds of houses to cool, and the right answer depends on which one you own. Roughly 27 to 28 percent of the city’s homes were built before 1940 — the Victorian and Colonial mansions of the East Side, Union Avenue, West Side, and Franklin Square historic districts, plus the older blocks around Broadway and Congress Park. Most of those were built for radiator and boiler heat, which means there is no ductwork to push central air through. For them, ductless mini-splits are the realistic way to get true air conditioning: a slim wall head and a thin line set out to a compact outdoor unit, with no plaster torn open and room-by-room control.
The rest of the city — about 56 percent of the housing was built from 1970 on, in the Geyser Crest subdivision and the newer streets out toward Wilton — was built with ductwork, so central air conditioning is the right fit. Many of those first-generation condensers are now 15 to 30-plus years old, and the older ones still run the discontinued R-22 refrigerant, which makes a leak expensive to chase instead of replace.
