Delmar and the rest of the Town of Bethlehem are a tale of two housing stocks. The median home here was built around 1984, but roughly 14.5% of the town’s homes predate 1940 — and that older stock is concentrated right in the Delmar village core, Slingerlands (with its Victorian railroad-era villas in the Slingerlands Historic District), and Elsmere. Repiped a pre-1940 home in the Delmar village core where the original galvanized supply lines had rusted nearly shut — pressure was down to a trickle at the upstairs fixtures and the hot water ran cloudy. We ran new PEX from the meter through the house, replaced the corroded shutoffs, and restored full pressure to every fixture.

Replaced a known lead service line at an older Elsmere home after the owner checked the Town of Bethlehem's Lead Service Line Inventory map and found their address flagged. We swapped the lead supply for a new copper service and installed a point-of-use carbon filter at the kitchen tap while the work was completed.

Finished-basement bathroom in a Glenmont subdivision home where the new fixtures sat below the sewer lateral. We installed a sewage ejector pit and pump to lift waste up to the main and coordinated the plumbing inspection required under the Town of Bethlehem's Finished Basement Policy.

Replaced a failed sump pump in a Hamagrael home near the Normans Kill ravine, where spring runoff was filling the basement pit faster than the worn one-third-horsepower pump could keep up. We set a higher-capacity primary pump, swapped the chattering check valve for a sealed one to stop the back-flow noise, and added a battery backup so the pit still clears during the storm-season power blips that hit that side of Delmar.

Older homes in the Delmar village core, Slingerlands, and Elsmere are the most likely to still have a lead service line or lead solder. If yours is flagged, or you just want to know what you’re drinking through, we can verify the line at the meter and replace it with copper.
On the well-fed side of town, the Town of Bethlehem’s source water from its Hudson River wells carries naturally-occurring iron and manganese — the town treats it at the Clapper Road plant, but it can still show up as orange-brown staining and a metallic taste at the tap. A point-of-entry filter sized to your water handles it for the whole house. The town’s 2023 report also flagged elevated sodium and a couple of TTHM violations, which an under-sink carbon or reverse-osmosis system takes care of for drinking water.
Yes. In the Town of Bethlehem, finishing a basement makes it habitable space, so it requires a building permit and a plumbing inspection. If the bathroom sits below your home’s sewer lateral — which most basements do — it needs a sewage ejector pit or an up-flush system to lift waste up to the main line. We size and install the ejector, rough in the fixtures, and coordinate the inspection so it passes the first time.
If your basement stays dry only because the pump runs, then yes — a backup is worth it, because the wettest days in Delmar are often the same days the power flickers.
