Delmar’s housing splits two ways, and how we cool your home depends on which side you’re on. About one in seven homes in the Town of Bethlehem was built before 1940, concentrated in the Delmar village center, the Slingerlands Historic District, and Elsmere. Homes of that era were commonly built with hot-water boilers and radiators and never had forced-air ductwork — which means there’s nothing for a conventional central AC system to tie into.
For those boiler-heated homes, a ductless mini-split is the right cooling answer. We mount slim indoor heads room by room and run a single line set out to a compact outdoor condenser, cooling the spaces you actually live in without tearing open original plaster and trim to chase ducts that were never there. The other side of the split is the subdivision belt that filled in from the 1970s onward — the median Bethlehem home dates to 1984 — where forced-air gas furnaces and full ductwork are already in place. Cooled a pre-war home near the Delmar village center that was heated by a hot-water boiler and radiators with no ductwork anywhere in the house. We installed a multi-zone ductless mini-split — one outdoor condenser feeding wall heads in the living room and two bedrooms — so the family finally had real cooling without opening up the original plaster walls.

If your home already has a forced-air gas furnace and ductwork — common in Delmar’s 1970s-and-newer subdivision builds, where the median Bethlehem home dates to 1984 — we can add or replace a matched central AC system tied to your existing air handler. Usually, yes. In a lot of older two-story homes around here the ductwork was sized for heating, so the second floor doesn’t get enough airflow in summer. We look at the whole system before recommending anything, so you’re not paying for equipment that won’t fix the real cause.
It comes down to the age of the unit, the refrigerant it uses, and what’s actually failing. Systems roughly 12 to 15 years or older that still run on R-22 get expensive to recharge, so a large repair often isn’t worth it. If your unit is newer and it’s a single failed part, a repair usually makes more sense. We’ll walk you through the honest tradeoff and give you a straight number either way — no pressure to replace something that has good years left.
