Colonie is a town of older bones — the median home here was built in 1973, and nearly half of all houses predate 1970. The single biggest slice is 1950s postwar construction, the ranches and Capes that fill Latham (median built 1976), Loudonville (median built 1964), Newtonville, Roessleville, and West Albany. A lot of these homes were heated by gas boilers and hot-water radiators, never forced air — which means there’s no ductwork to hang a conventional central AC system on.

For those homes a ductless mini-split is the answer — slim wall-mounted indoor heads and a single line set to an outdoor unit, with no need to tear into plaster walls. We zone the system to the rooms you actually use, and we tell you straight during the free estimate which approach fits your house.
If your home already has a forced-air gas furnace and ductwork — common in Colonie’s 1970s-and-newer builds out toward Lisha Kill and Boght Corners — we can add or replace a matched central AC system tied to your existing air handler.
