Local cooling, done right

Cooling built for Colonie homes

Colonie is a town of older bones — the median home here was built in 1973, and nearly half of all houses predate 1970. The single biggest slice is 1950s postwar construction, the ranches and Capes that fill Latham (median built 1976), Loudonville (median built 1964), Newtonville, Roessleville, and West Albany. A lot of these homes were heated by gas boilers and hot-water radiators, never forced air — which means there’s no ductwork to hang a conventional central AC system on.

For those boiler-heated homes, a ductless mini-split is the right cooling answer. We mount slim indoor heads room by room and run a single line set out to a compact outdoor condenser — cooling the spaces you actually live in without tearing open plaster to chase ducts that were never there. The newer forced-air pockets are a different story: roughly one in seven Colonie homes went up in the 1970s with gas furnaces and full ductwork already in place, and out in the 1970s-and-newer subdivisions toward Lisha Kill and Boght Corners we add or replace a matched central AC system tied to the existing air handler.

Empire State Plumbing has worked Colonie and the rest of Albany County since 2006. We’re licensed (City of Albany #PLBG21-147), we quote flat-rate up front, and financing through Acorn Finance lets you spread the cost of a full mini-split or central AC system over time.

Ductless mini-split indoor head installed by Empire State Plumbing in a Capital Region home
Colonie

Cooled a 1950s Latham ranch heated by a gas boiler and hot-water radiators — with no ductwork to reuse, we installed a multi-zone ductless mini-split, one outdoor condenser feeding wall heads in the living room and two bedrooms, so the family finally had real cooling without opening any walls.

Air conditioning condenser installed by Empire State Plumbing
Colonie

Replaced an aging central AC condenser and coil in a 1970s Boght Corners home that already had forced-air ductwork from its original gas-furnace build, then right-sized the new matched system to the house and verified cooling at every supply register before leaving.

Outdoor air conditioning condenser serviced by Empire State Plumbing at a Capital Region home
Colonie

Added a single-zone ductless head plus a whole-home dehumidifier for a Loudonville home where the finished upstairs ran hot and the full basement stayed damp all summer — cooling the top floor and drying out the air without cutting into the older plaster interior.

Empire State Plumbing technician checking an outdoor air conditioning condenser with digital refrigerant gauges
Colonie

Tracked down why a central AC in a Newtonville split-level kept freezing over on hot afternoons — a failing blower motor and an evaporator coil packed with years of dust were choking off airflow. We replaced the motor, cleaned the coil and blower wheel, and checked the refrigerant charge, and the system finally held its set temperature through a 90-degree stretch without icing up again.

FAQs about cooling in Colonie

Yes. A lot of Colonie’s pre-1980 homes in Latham, Loudonville, and Newtonville were built with gas boilers and hot-water radiators, so they have no ducts. For those homes a ductless mini-split is the answer — slim wall-mounted indoor heads and a single line set to an outdoor unit, with no need to tear into plaster walls. We zone the system to the rooms you actually use, and we tell you straight during the free estimate which approach fits your house.

If your home already has a forced-air gas furnace and ductwork — common in Colonie’s 1970s-and-newer builds out toward Lisha Kill and Boght Corners — we can add or replace a matched central AC system tied to your existing air handler. We check the furnace and the duct runs first, then size the new system to the home rather than over-tonning it, so it cools evenly without short-cycling in our humid summers.

We schedule same-day where possible Monday through Friday, 7:30 AM to 6:00 PM, across Colonie, Latham, and the rest of Albany County. We don’t run after-hours emergency crews, but for a hot house in the middle of a humid week we move fast — call (518) 482-4205 and we’ll get you on the schedule the same day where we can.

When the unit runs but nothing cool comes out, it’s usually one of a few things: low refrigerant from a slow leak, a dirty or iced-over evaporator coil, a weak capacitor, or a clogged filter starving the system of airflow. We start with the simple checks — filter, thermostat, breaker — then measure the refrigerant charge and coil temperatures before recommending anything. If it turns out to be a leak, we find and show you the source instead of just topping it off and billing you for the same thing again next summer.

Once a year is the right cadence, ideally in spring before the first real hot stretch hits the Capital Region. A tune-up is mostly cleaning the coils, checking the refrigerant charge, tightening electrical connections, and testing the capacitor — the small things that cause most mid-summer breakdowns. If you have a ductless mini-split instead of central air, the filters and coils still need the same yearly attention to keep it cooling efficiently.
